1. About the Calculator

The Knight Frank Office Space Calculator (the "Calculator") is an online planning tool operated by Knight Frank Pte Ltd (Estate Agent Licence No. L3005536J) ("Knight Frank", "we", "our" or "us") to help organisations estimate office space requirements and plan their workspace strategy in Singapore.

The Calculator is provided as a convenience and planning aid. Results are estimates based on the parameters you provide and standard industry benchmarks. They are indicative only and do not constitute definitive valuations, area measurements or advice. By accessing or using the Calculator, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use the Calculator.

2. Acceptance of Terms

By accessing or using the Calculator, you confirm that you accept these Terms and agree to be bound by them. If you do not agree, you must not use the Calculator. If you are using the Calculator on behalf of an organisation, you confirm that you have authority to bind that organisation to these Terms.

3. No Client, Advisory or Professional Relationship

Access to or use of the Calculator does not create any client, advisory, financial, valuation, professional or agency relationship between you and Knight Frank. The Calculator is a planning tool only. Nothing generated by the Calculator should be construed as constituting any form of advice (legal, financial, valuation, investment or otherwise), as a recommendation to enter into any transaction, or as a substitute for independent professional advice.

If you contact Knight Frank through this tool, any advisory relationship that may arise following such contact would be governed by a separate engagement agreement.

4. Estimates and Accuracy

All calculations, space estimates, cost projections and timeline estimates generated by the Calculator are based on the inputs you provide and industry benchmark figures. You acknowledge and agree that:

• Results are approximations for planning purposes only and are not a substitute for a formal space audit, professional survey or licensed valuation.
• Knight Frank makes no express or implied guarantee as to the accuracy, completeness or fitness for purpose of any estimates generated by the Calculator.
• Actual space requirements, costs, timelines and outcomes will depend on many factors specific to your organisation, requirements and prevailing market conditions, and may differ materially from the Calculator's estimates.
• The Calculator's benchmarks reflect general Singapore office market norms and may not apply to your specific industry, building, fitout specification or requirement.

You should not rely solely on Calculator outputs when making property, leasing or capital expenditure decisions. You are strongly encouraged to engage a Knight Frank adviser or other qualified professional for formal advice.

5. Not Financial, Valuation or Legal Advice

Nothing in the Calculator constitutes financial, investment, valuation, tax or legal advice. The Calculator is intended solely as an indicative planning aid. Knight Frank is not responsible for any decision you make or any action you take based on estimates generated by the Calculator.

6. Generated Reports

The Calculator allows you to generate and download PDF planning reports based on your inputs. These reports:

• Are indicative planning documents only and are not formal valuations, space studies or binding commitments by Knight Frank.
• Should not be used as the sole basis for making a leasing, fitout or capital expenditure decision.
• Are generated within your browser and are not stored on Knight Frank's servers unless separately submitted to us.
• May include contact details you voluntarily enter into the Settings panel, which are embedded solely for your convenience.

If you share a generated report with Knight Frank, you consent to our use of that information to respond to your enquiry in accordance with our Privacy Policy.

7. Calculator Availability

The Calculator is provided on an "as is" and "as available" basis without warranties of any kind, whether express or implied, including without limitation warranties of merchantability, fitness for a particular purpose or non-infringement. Knight Frank does not warrant that the Calculator will be error-free, uninterrupted, secure or free from viruses or other harmful components.

Knight Frank reserves the right to suspend, withdraw or alter the Calculator or any of its features at any time without notice. Knight Frank will not be liable for any unavailability of the Calculator.

You access the Calculator at your own risk and are responsible for taking appropriate precautions against viruses or other harmful material that may be encountered in connection with your use of the Calculator.

8. Intellectual Property

All content and functionality of the Calculator, including text, benchmarks, methodology, graphics, design and software, is the intellectual property of Knight Frank Pte Ltd and is protected by applicable copyright and intellectual property laws.

You may use the Calculator for your personal or internal business planning purposes only. You may not, without our prior written consent:

• Copy, reproduce, distribute or republish the Calculator's content or methodology.
• Scrape, crawl or use any automated means to extract data or outputs from the Calculator.
• Use the Calculator's methodology, benchmarks or outputs for commercial redistribution or to create competing products or services.
• Harvest or collect contact information or personal data through the Calculator.
• Use the Calculator for any bulk distribution, spam or unsolicited communications.
• Modify, adapt or create derivative works from the Calculator or its outputs.

Knight Frank's name, logo and related marks may not be used without prior written permission.

9. Acceptable Use

You agree to use the Calculator only for lawful purposes, in a manner consistent with these Terms, and in a way that does not infringe the rights of any third party. You must not:

• Use the Calculator in any way that is unlawful, fraudulent or harmful to others.
• Attempt to gain unauthorised access to the Calculator or any related systems or networks, or to circumvent any security or access control measure.
• Flood or probe the Calculator, or use it in any manner that places an unreasonable load on, overburdens, disables or impairs our servers or infrastructure.
• Upload, transmit or distribute malicious code, viruses, worms or any software designed to disrupt or damage the Calculator or any connected system.
• Transmit unsolicited or unauthorised advertising, promotional material, spam or chain letters through or in connection with the Calculator.
• Impersonate any person or entity, or misrepresent your affiliation with any person or entity.
• Harvest or collect email addresses, contact information or any personal data of third parties from the Calculator.
• Use or attempt to use the Calculator to derive, test or reverse-engineer any confidential data, pricing model or proprietary methodology.

Knight Frank reserves the right to refuse access to the Calculator to any person who breaches these provisions.

10. Artificial Intelligence Technologies

Knight Frank, as part of the global Knight Frank network, may use artificial intelligence (AI) tools to support operational and service delivery functions within our organisation. To the extent that any such tools process data related to your use of the Calculator, they are governed by our Privacy Policy and by appropriate safeguards including data minimisation and access controls.

The Calculator itself does not use AI to generate its estimates; all space, cost and timeline outputs are produced by the deterministic calculation methodology described on the tool.

Any enquiry you submit will be reviewed by a Knight Frank adviser before any response is made. We do not use AI to make solely automated decisions about you.

11. Limitation of Liability

To the fullest extent permitted by applicable law, Knight Frank excludes all liability for:

• Any direct, indirect, incidental, special, consequential or punitive loss or damage arising from your use of, or inability to use, the Calculator or any estimates it generates.
• Any loss arising from your reliance on the Calculator's outputs as a substitute for independent professional advice.
• Any business decisions, property commitments, capital expenditure or fitout costs incurred on the basis of Calculator outputs.
• Any loss resulting from interruption, suspension or discontinuation of the Calculator.
• Any inaccuracy in the Calculator's methodology or benchmarks, or any failure to reflect market conditions applicable to your specific requirement.
• Any loss resulting from unauthorised access to or alteration of your data.

Nothing in these Terms limits or excludes any liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be excluded or limited by law.

12. Third-Party Links

The Calculator may contain links to third-party websites, services or resources. These links are provided for convenience only. Knight Frank does not endorse, control or accept responsibility for the content, availability, privacy practices or terms of any third-party site, and following such a link is at your own risk.

The Calculator also loads certain resources from third-party providers in order to function, as described in our Privacy Policy.

13. Privacy

Your use of the Calculator is also governed by our Privacy Policy, which is incorporated into these Terms by reference. By using the Calculator and submitting an enquiry, you consent to our handling of your personal data as described in the Privacy Policy.

14. Governing Law and Jurisdiction

These Terms and your use of the Calculator are governed by the laws of Singapore. Any dispute arising in connection with these Terms or the Calculator shall be subject to the exclusive jurisdiction of the courts of Singapore.

15. Changes to These Terms

We may update these Terms from time to time to reflect changes in our practices, the Calculator or applicable law. The updated Terms will be posted on this page with a revised effective date. We encourage you to review this page periodically. Continued use of the Calculator after any changes constitutes your acceptance of the updated Terms.
